		abstract={As work from home becomes more common, the number of companies listed on the Indonesian Stock Exchange is increasing. The majority of investors want a better rate of return than the costs to cover their investment. As a result, the dividend is an estimate for investors who invest in the company to determine the average return on investment. This study aims to determine the effect of profitability, liquidity, debt policy, and company size on dividend policy in property and real estate companies listed on the Indonesia Stock Exchange. The method used in this study is the method documentation using secondary data. The sampling technique used purposive sampling. The analysis technique used is descriptive statistics and regression analysis. The results of this study state that firm size has an effect on dividend policy, profitability, liquidity and debt policy have no effect on dividend policy.
