Abstract :
Lot Vila Bidex CBD BSD project is located in Jalan Pahlawan Seribu, South Tangerang City. The project was carried out by PT. Tatamulia Nusantara Indah as the main contractor and Gedung Asia Propertindo as the owner. The project will build a tower consisting of offices and apartments on an area of 5800 m². To determine the feasibility of BSD Lot Viia Bidex CBD development project, technical aspect analysis and needs are carried out. Analysis of technical aspects includes the coefficient of the base building and the floor coefficient of the building. The feasibility of technical aspects is determined based on the provisions of the Regional Regulations on Spatial Planning of Tangerang City. The value of the needs aspect in this study includes the supply and demand of residential buildings. The feasibility of the aspect of need is determined based on the comparison of the amount of demand with supply. Technical analysis obtained KDB value of 59,3% and KLB of 6,6. Meanwhile, the results of the analysis in terms of the needs of residential buildings in South Tangerang in 2020-2023 obtained the number of requests as much as 101460, 108482, 115780, 123312. And for the number of offers as many as 2615, 3111, 3807,4706.
