Abstract :
In a construction project implementation, it is very common to find less or less Variation Order (VO) work, so that the effect of the Variation Order work does not have an adverse impact on the contractor, it is necessary to identify the
causes and impacts of the variation orders. This final project, entitled "Analysis of the causes and effects of Variation
Order (VO) on costs and time (Case study: Collins Boulevard Apartments)" in this research, investigates what is the cause and effect of variation orders, the method used is the deductive hypothesis approach with formulate from the facts that exist and then serve as the basis for drawing conclusions about the factors causing variation orders are (1) Request from the owner for building improvements (2)
professional work, not visible (3) cost optimization (4) marketing (5) design errors or pictures of planning consultant (6) the discrepancy between the image and the
conditions in the field. This cost and time effect (VO) analysis was analyzed using a comparative research method. Comparison of direct costs between the costs stated in the
contract with the cost of adding work items will result in a cost difference. This cost difference will be considered as a Variation Order due to additional work items. The difference in cost after the change due to VO is 9% of the value of the
contract that will be submitted for claim.
