Abstract :
This study aims to the effect between cash ratio, return on assets, debt to equity ratio towards dividend payout ratio. The population of this study were property & real state companies listed on the Indonesia Stock Exchange. Samples determined by using judgement sampling method. The samples obtained were as much 9 companies. Testing the hypothesis using multiple regression analysis method with the help of SPSS 17.0. The test results showed variable cash ratio and return on assets having a positive direction although not affect the dividend payout ratio. Variable debt to equity ratio having a negative direction although not affect the dividend payout ratio.
