Abstract :
Pemeliharaan dan perawatan sangatlah penting bagi bangunan terutama bangunan Gedung Pasar Bauntung Banjarbaru, karna hal tersebut berpengaruh terhadap kelayakan bangunan dan kenyamanan bagi penghuninya Dengan mempertimbangkan perencanaan teknik dan arsitektur, pembangunan, peraturan, pengoprasian, sampai dengan penggantian komponen. Penelitian ini bertujuan untuk mengetahui besarnya biaya pemeliharaan dan perawatan yang akan dikeluarkan untuk setiap komponen pada bangunan gedung. Dan untuk mengetahui bagian komponen mana yang memiliki biaya pemeliharan dan perawatan terbesar pada Gedung Pasar Bauntung. Hasil dari analisis perhitungan menghasilkan biaya pemeliharaan dan perawatan pada Gedung Pasar Bauntung Banjarbaru berupa biaya komponen stuktur, arsitrktur, mekanikal, elektrikal, tata luar ruang, dan kebersihan sebesar Rp.1.158.23516 dengan komponen elektrikal menjadi komponen terbesar di Gedung Pasar Bauntung Maintenance and care is very important for buildings, especially the Bauntung Market Building in Banjarbaru, because it affects the feasibility of the building and the comfort for its residents. One method that can be used to analyze the economic value of a building is life cycle cost because this method is useful for making decisions based on the economic value of a building. By considering engineering and architectural planning, construction, regulation, operation, to component replacement. This study aims to determine the amount of maintenance and maintenance costs that will be incurred for each component in the building. And to find out which component parts have the largest maintenance and maintenance costs on the Bauntung Market Building. The results of the calculation analysis resulted in the cost of maintaining and maintaining the Bauntung Banjarbaru Market Building in the form of structural, architectural, mechanical, electrical, outdoor layout, and cleaning costs of Rp. 1,158,234,516 with electrical components being the largest component in the Bauntung Banjarbaru Market Building of Rp. .344,685,517 with a percentage of 29.74%
