Abstract :
Each construction project generally has a specific implementation plan
and schedule, when the project should be started, when the project should be
completed. It is expected that in the implementation there will be no delay
because the delay will result in the increase in project costs. However, in the
implementation of the sky house apartment construction project Alam Sutera
experienced delays. This project was carried out during the COVID 19
Pandemic, triggering significant delays. To find the root cause of the delay,
the Analysis of The Causes of Construction Project Delays In the Midst of the
COVID-19 Pandemic is done using Fault Tree Analysis (FTA) and Method
Obtain Cut Set (MOCUS). It was obtained that the items of work that experienced
delays were: GWT STP structure work, formwork work and MEP work. From
the FTA analysis of the three top events, it was obtained that the delay occurred
due to Equipment and Materials whose delivery was late. The delay relationship
obtained the reliability of each job such as GWT STP Work of 0.7072, sBeksiting
jobs of 0.7528 and MEP jobs of 0.8443. The reliability value above indicates that
the failure value of a system is still feasible or normal, so that the system is still
safe to run
