Abstract :
Risks is an uncertain event which, if it arises, will have a positive or negative
impact on project objectives. The target of this project it self consists of cost,
quality and time. The purpose of this study is to identify what are the risk factors
that affect time performance, the causes and impacts of dominant risks and what
actions and responses are applied to these risk factors in order to minimize
delays. In this study, descriptive quantitative methods were used where data
collection was carried out by means of surveys through questionnaires and
validated by experts for variable determination, questionnaire distribution,
validity and reliability testing using SPSS v.26, rangking test analysis and risk
levels calculated using Ms. Excel and interviews with respondents for follow-up
analysis. The results show that there are 10 types of dominant risk factors that
have a higt to moderate category, namely delays in payment of terms, changes
in design during the construction process, delays in material delivery,
differences in technical specification; drawings of plans and budget plans, delays
due to the length of decisions taken or non-approval of the necessary
acceleration measures, consecutive losses due to defective
materials/workmanship, low worker productivity, inflation and fluctuations,
differences in the measurement results of the initial work volume whit actual
conditions, and social problems.
